You Ask, We Answer!

At SAGE Decks, we want to provide as much clarity as possible to you and help answer any questions you may have regarding all things decks, even ones maybe you don't have... yet :) These are real questions we've received from our deck customers.

Yes! We are fully licensed in Utah and have fully liability and workers comp insurance to cover our scope of work and beyond. 


  1. Once you have submitted your information to us either by our contact form here or by calling in and talking to us about your project, we will assign you to an estimator. This estimator will assess your project and come onsite to measure out and give options. Price may be given there onsite or within 24-48 hours typically if special options or depending on complexity of your project. 
  2. Once you approve project, we will send over a work order form that will be signed and we will then get you on our schedule and you will be informed of our estimated timeframe. An invoice for deposit will be requested and will will secure materials at that point in time. You will be assigned a project manager at this time who will take over communicating to you about your project. There may be a pre-construction meeting scheduled between the project manager, estimator, and you the customer before finalizing so that everybody is on the same page. 
  3. Material package will be dropped within 1 week to a few days typically before project start. 
  4. Project will be built out and completed according to discussed timeframes. 
  5. Upon completion, you will be asked to walk project and inspect work and make sure it is satisfactory to you. 
  6. Final invoice will be sent as well as request for review, and within a few weeks your warranty registration for your deck will be delivered as well (usually by email).


*Note: This process can adjust depending on city requirements, complexity of deck, project type, etc... This is a general outline of process. 


Yes we typically ask for a deposit between 25-50% of total cost before starting project. This is typical for these kinds of projects. This deposit request is mainly so we can secure materials at price given estimate and to secure place on schedule. If circumstances change or you decide to cancel before materials have dropped, we can work with you and are more than happy to issue a refund if needed. We believe in win-win relationships and have no desire to hold you hostage for any reason, and our agreements reflect this. 


In our climate, we are HUGE fans of composite decking, like Trex or TimberTech. You can see more details as to why on our composite decks page here. But in short, low maintenance, huge selection of finishes and options, typically lasts MUCH longer than wood, is backed by incredible warranties, and WAY less prone to rot and other bad effects our hot summers and cold winters have on wood. We've ripped out alot of wood decks, and composite decking is always the way to go if you're going to upgrade or replace. 


Everyone needs a budget, but no-one wants to be taken advantage of and wants to be treated fairly when it comes to price. So when trying to figure out how much a deck costs, we understand this can be difficult. Deck costs are conditional upon multiple factors, including size and shape, type of decking chosen, raised or ground level, time of year, railing choice, and quantity of steps. Not to mention shade options or custom requests. 

Having said this, the average deck can cost between $55 /sq ft to as much as $100+ /sq ft, or typically somewhere between $18K - $35K for most jobs we have fulfilled. There is an advantage to scale - bigger the deck the better the /sq ft cost typically. However, we have done decks as small as 10K, and as large as 75K+ projects. We try to be the MOST competitive and deliver the HIGHEST value for our projects. We can't guarantee we are the cheapest quote, even if we try to be (we do have material costs, overhead, payroll, etc... and need to generate a profit to survive just like everyone else!), but we can guarantee we will deliver the best value you will find for every dollar you spend with us. Don't have the budget? Not to worry we have options! 


We definitely understand these projects are often more expensive than expected. Economic conditions, COVID, ongoing supply issues, and now labor shortages are all making everything go up in cost. We feel it acutely as well. 


If you know a deck replacement, upgrade, or new build is what needs to happen, but just can't figure out how to pay for it, there are options! 


Cash is always best if you can, but if you're a little strapped or a newer homeowner, we recommend looking into financing. We have a great in-house financing partner Greensky that will allow you to take the total cash cost and break it down into a monthly. There are a wide variety of rates and terms, and we can almost always find an option that gives the best benefit while allowing you to retain your capital or just buy yourself a little time if that's what you need. 


We can also review design, simplify options, look at other materials, etc... as well. We want to make sure that  in the end, your deck meets your vision and fits your vision.


At SAGE Decks, we have a few unique offerings and claims that we believe help us stand out from our competition. 

  1. We are PRO certified for Trex and Timbertech and are expert installers for both. We can offer workmanship warranties that cover not just materials but labor as well. That you will NOT get from your average contractor or guy you know who says he can build your deck. Our decks have been inspected by both Trex and Timbertech reps to verify our quality and to make sure we are using best practices for installing their materials. 
  2. Our background: We started out as owner operators in general contracting and have worked in almost every trade. We understand how your project may affect or interact with other elements of your home, and plan accordingly (i.e. vents, water lines, access, best practices, etc...). We truly can view your project from a very dynamic perspective and know how to help you plan most efficiently and can even help you consider other options that may be best for you. 
  3. Our high value for win-win relationships: This sounds generic, but we truly value this. If you don't win, we don't win. We are motivated to make sure you the customer are taken care of, communicated to, and everything else about your experience to be the best that can be. We can't control everything, but we will do our best to make sure we do our part. We want you to leave that 5 star review for us at the end of the project - anything less is unacceptable to us. YOU matter to us. 
  4. Our craftsmanship: Every construction guy says this, but we feel we can truly claim this. We started out as a small owner-operator shop with the care that only an owner can give, and we have spent many hours perfecting the methods and processes that give the best look and help your deck last the longest. From how every corner is cut, to picture frame finishes on every deck, to roughsawn post finishes, to weather protection and flashing for your substructure (or treated lumber), to hidden fasteners only and every deck piece and transition being planned and installed with care. We get the chance to review the work from other contractors often, and well... lets just say we like our decks :) And we believe you will too. 
  5. Our options: We've partnered with the biggest and the best brands to make sure we can give you the best available options, from decking, to substructure, to railing. We have even partnered with some brands that none to few other deck builders in Utah can claim, and therefore can offer some fairly unique solutions. We don't want to overwhelm you by any means, but it helps to be armed with a HUGE array of railing and decking options we can present, and then tailor those options to fit your budget.
